Homes under $400k have a very high absorption (with 17 homes sold in last 12 months and only 5 current listings). This amounts to a 30% absorption which indicates a strong sellers market. Homes above $400k have a very low absorption (with only 8 homes sold in the last 12 months and 16 homes currently on the market). This amounts to a 4% absorption and indicates a strong buyers market.
