Average days on the market for sold homes stabilized at an average value of 278 days with some older inventory clearing this year. Currently, there is relatively high absorption in the under $1MM price range (indicating a sellers’ market) with absorption thinning considerably above $2MM (indicating more buyers’ pricing power). Total inventory continues to fall (currently 42 active listings) but pricing remains in check with the median home sales price actually FALLING in 2018 to $1.23MM from $1.37MM in 2017.
